Four ways to price — pick the one the trade uses

Not the one that’s easiest to type.

Callout / minimum charge

Small and emergency work. First hour inside the callout, then hourly. If the labour maths lands under the callout you still charge the callout — travel doesn't care that it's a tap washer.

Day rate

Open-ended work, snagging, occupied houses, and when the spec is still moving. Useful as a sense-check. A week of days is a programme, not a customer-facing quote for a bathroom.

Measured / priced work

What finishing and building trades actually live on. Plaster per m², fence per metre, tiles per m², kitchens per unit. The job has a price — who turns up doesn't discount it.

Package jobs

Bathrooms, kitchens, rewires, re-roofs, solar. A lump with a scope, assumptions and exclusions. Day-rate the programme in your head, then print a job price.

Self-employed charge-out is not a wage. Once NI, tax, van, insurance, downtime, tools and the unpaid quoting are in, charge-out typically runs 1.8–2.5× the equivalent employed wage. Every figure in Quotes4You is charge-out.

Experienced vs apprentice

Charge-out, not what you pay them

A year-one apprentice’s legal floor is the apprentice minimum wage, around £8/hr in 2026. That is a payroll number, not a customer rate. What you charge for them is a slice of the tradesperson — and measured work never gets cheaper because an apprentice is on site.

London is the one people get wrong. The 1.45× multiplier covers labour, not the cost of working in London. Congestion charge, ULEZ, parking at £15–40 a day, skips, permits, party wall and no side access all belong on the quote as their own lines. Inner London commonly sits another 5–10% above the band.

Callouts start around £140–180. Many firms hold a one-hour minimum plus parking. Congestion and ULEZ go on the quote as lines, not swallowed.

Materials

15–20% on merchant prices. Small fittings are usually a sundries lump of £25–40 rather than itemised olives.

VAT

20% if registered. A like-for-like repair in a dwelling is still 20%.

Part P notifiable work and rewires are job prices. Extra sockets, lights and consumer units have well-known unit rates. Day rate is for snagging, fault-finding and open-ended investigation. A three-bed rewire is never eight days at a day rate on the customer copy — it's a lump with a scope.

Minimum charge. Callout around £80–120, usually the first 45–60 minutes. Even one socket carries a minimum near £70–90, because it still has to be tested.

London electricians regularly sit at £60–75/hr. A three-bed rewire in zones 1–3 is often £6,000–9,000 all-in.

Materials

15–20% on cable and accessories. Consumer units closer to 10–15% — customers Google the model.

VAT

20% standard. Some EV and energy-saving work can be reduced or zero-rated — check the current HMRC list rather than guessing on the quote.

Almost never hourly for a wall. Price per m² of facework, per m² of blockwork, or per thousand bricks laid. Day rate is for small repairs, garden walls under a day, and when the spec is still moving. A brickie plus labourer is the normal gang — the m² rate already assumes that.

Minimum charge. A day. Mixing up for 2 m² of repair still costs a morning; small making-good is often £250–350 minimum.

Materials

10–15% on big-ticket items like steel and windows. 20% on sundries. Prelims at actuals plus 10%.

VAT

20% on most refurb, 0% on new dwellings, 5% on some conversions. Get this right — it is a lot of money.

Decorating & Painting

Per room, or per m² of wall and ceiling — not per hour. Prep is the job; the paint is the easy bit. Day rate is for small interiors and touching up after the builder. Minimum charge. A day. A single room still wants a day once you count cutting in, two coats and tidying up.

Paint 20–25% if you supply. Many decorators include mid-range emulsion in the m² rate and charge extra for heritage brands.

Roofing

Pitched roofs are per m² of roof cover, never floor area — always measure the slope. Flat roofs are per m² of deck. Emergency leaks are a callout, and it sits higher than most trades because of the ladder and the risk. A re-roof is a lump: strip, felt, batten, tile, ridges, waste. Scaffold is the scaffolder's quote, not yours.

Minimum charge. Callout of £90–140 for a leak. A quick look still means getting a ladder off the van.

Skim often runs £28–38/m². Good plasterers are booked out; the day-rate table understates busy London firms.

Materials

Plaster and board are usually inside the m² rate. Priced separately, 15–20%. Beads, scrim and PVA as sundries.

Regular domestic is hourly or a weekly round. Carpet and hard floor is per room or per m². End of tenancy is a package by bedrooms, not we'll-see-how-we-go. Oven, upholstery and after-builders are add-ons with their own rates. The callout sits high relative to the hourly because a one-off visit is mostly travel.

Minimum charge. A two-hour minimum on domestic. End of tenancy is a job price. Carpet cleans usually carry a two-room minimum.

The two that cost money

VAT and materials

Getting either wrong is the difference between a profitable job and a lesson.

VAT

Most refurb is 20%

If you're VAT registered, repair and refurbishment in an existing dwelling is standard-rated. If you're not registered, Quotes4You never shows VAT at all — and you must never print “VAT included” on the quote.

New dwellings can be 0%

Work on a genuinely new dwelling can be zero-rated, and some conversions sit at 5%. Get it right before you quote — on a £40,000 extension it's the difference between a profit and a loss.

Energy-saving materials can be 0%

Solar PV, many heat pumps and insulation can qualify for the zero rate on dwellings. The list changes — check current HMRC guidance for the job in front of you rather than trusting a rate you used last year.

Materials

20% is the default

It covers your time collecting, the money you float, and the risk of getting it wrong. Quotes4You applies your default automatically and never shows the customer either the cost or the markup.

Big-ticket items sit lower

Boilers, kitchens and tiles the customer chose take 8–15% — they will look the price up. Your margin on those jobs is in the labour, not the box.

Sundries take more

20–25%, or a flat lump. Nobody itemises olives and screws, and trying to makes the quote harder to read, not more honest.

Add waste before you price

Tiles 10%, patterned tiles 15%, timber 10%, plasterboard 10%. Measure the room, add the waste, then price — not the other way round.

Working the price out is the hard bit. Sending it shouldn’t be.
